Licensed Front Desk (Shisetsu-gai Choba)

Kyoto requires accommodation businesses to have a front desk within ~800m of the property for ID verification, guest registration, and emergencies. We provide this at two locations in central Kyoto.

Understanding Japanese Accommodation Regulations

Running a short-term rental in Japan requires proper licensing. Here's a quick overview of the main frameworks — we can guide you through the right path for your property.

Minpaku (Housing Accommodation)

National registration system for hosting up to 180 days/year. Simplest to set up but has day limits.

Kanisyukusho (Simple Lodging)

Hotel/ryokan business license for small properties. No day limit. Requires a front desk (we provide this).

Ryokan-gyo (Hotel Business)

Full hotel business license. For larger or more established operations. No day limit.

Do I need to live in Japan to own a minpaku property?
No. Many of our clients are overseas investors or expats who visit Japan occasionally. We act as your local operations partner and handle all day-to-day management, regulatory compliance, and guest interactions on your behalf.
Can you help me get the right license for my property?
Yes. We advise on which licensing path (minpaku registration, kanisyukusho, or ryokan-gyo) is best for your situation and can support you through the application process, including front desk requirements.
I already have a property listed on Airbnb. Can you take over?
Absolutely. We can transition management of your existing listings without disruption. We'll optimize your pricing, descriptions, and photography to improve performance from day one.
Do you only work with properties in Kyoto?
Our operations, cleaning, and front desk services are currently focused on central Kyoto (Shimogyo, Nakagyo, Kamigyo wards). For consulting, OTA management, or guest communication services, we can work with properties in other areas of Japan. Contact us to discuss.
Is there a minimum number of properties required?
No. We work with single-property owners as well as portfolios. Our pricing scales to the size of your operation.
How do I receive revenue from my property?
We provide monthly revenue reports and settlement. OTA payouts go to your account; our management fee is invoiced separately, or we can arrange consolidated settlement depending on the setup.
